ROSE DREAM HOLIDAY HOMES - RESERVATION AND BOOKING
 

  • This property is suitable for families or a group of travellers and does not accept bookings for parties, wedding receptions, caterers, photographers, deliveries or any similar events.
  • The Villa has a maximum capacity of 12 Guests and 5 Visitors and the 2 Bedroom Apartment has a maximum guest capacity of 4 Adults and 2 Kids.
    Visitor timing:  09:00hrs – 22:00Hrs Sunday to Thursday
                              09:00hrs – 00:00Hrs Friday & Saturday
  • Passport copies for each guest are required at the time of the booking to allow time for coordinating access approval from the community security office.
  • No additional visitors or guests will be permitted in addition to the passports received.
  • Please note that parking is allowed for up to a maximum of five cars.
  • A damage deposit for a 2 Bed Apartment AED 2000 and Villa AED 4000 is required before arrival. It will be reimbursed on check-out.
  • Please inform Rose Dream Holiday Homes-Palm Beach Villa of your expected arrival time in advance for you to have a seamless and quick check-in process.
 
ROSE DREAM HOLIDAY HOMES - PAYMENT TARIFFS AND FEES
 
  • All payments for the full stay should be paid including damage deposit in advance before Guests check-in.
  • All fees as per Agreement are inclusive of 10% Service charge, 5% VAT and Tourism Dirhams fee of AED 10 per bedroom per night.
ROSE DREAM HOLIDAY HOMES - CLEANING 
 
  • One complimentary cleaning is offered every 7 continuous night’s stay. Guest may request extra cleaning service at the following rate and packages. Regular cleaning includes linen-towel replacement, bedsheets setup, room cleaning and replenishment of toilet amenities. 
  • All Villa cleaning service is available from 10:00hrs - 14:00hrs
     
  • Full cleaning Service, which includes only Linen & Bath towel change, bed remaking, bathroom cleaning, vacuum, empty of garbage bins and arrangements Available service for Daily or weekly (7 times per week).

ROSE DREAM HOLIDAY HOMES - CHECK-IN & CHECK-OUT TIMINGS
 
  • Check-in time is 16:00 hrs and check out time is 13:00 noon.
  • Early check-in or late check-out requests are subject to preapproval and property availability. Please email us in advance to request an early check-in or late check-out.
  • The property should be promptly vacated at the agreed check-out date & time without any delay.
ROSE DREAM HOLIDAY HOMES - REFUNDABLE SECURITY/DAMAGE DEPOSIT
 
  • A refundable security deposit for 2 Bed Apartment AED 2000 & for Villa AED 4000 will be held by Rose Dream Holiday Homes as an insurance against any damage or misuse of the property or for covering any incidental utilization of facilities/phones/paid TV charges, Rose Dream Holiday Homes has the rights to charge a full amount of the repair/replacement of any item in case of damage or loss of any Furniture Fixtures & Electrical and the deposit amount shall be withheld accordingly.
  • If the amount of the repair/replacement exceeds the deposit amount, Rose Dreams Holiday Homes shall charge an additional amount to cover any expenses as deemed necessary.
  • The amount of the deposit shall be refunded in full to the guest after carrying an inventory checklist & inspection of the Property by the Company representative.
  • Refund on Credit Card: If the guest is eligible for a refund, then the refund transaction will be made within a week from the refund approval date and it will take around 14 days to be credited in the account.
  • Refund on Debit Card: If the guest is eligible for a refund, then the refund transaction will be made within a week from the refund approval date and it will take around 30 days to be credited in the account, depending on the user bank.
  • Refund by Cash: If the guest is eligible for a refund, then the refund transaction will be made same time of the check-out after the final inspection by our Company representative.
ROSE DREAM HOLIDAY HOMES - CODE OF CONDUCT AND BEHAVIOUR
 
  • Guests are requested to follow civilized behaviours while staying at our Villa and expected to be considerate to their neighbours and not cause any inconvenience such as extremely loud noise or music which are prohibited by law and by property community rules.
  • Parties with loud music and noise are not permitted and could result in the eviction of the guests from the property and the withholding of the pre-paid sum of money as a penalty of breaking community rules.
  • Guests have the right to receive outside guests in their properties for a few hours where these guests are expected to follow the code of conduct and civilized behaviour as per the community rules. Nakheel community does not allow unregistered guests to be admitted. Registration will be mandatory and subject to approval.
  • Overnight visitors are not allowed at the property.

  • Maximum occupancy for this property shall not exceed the limit at any time. If Guest exceeds the maximum occupancy, Guest and any of their visitors are subject to immediate removal and forfeiture of their security deposit and rental payment.
  • Furniture, bedding, mattress pads, utensils or any other property supplied with the property must not be taken out or transferred from one room to another. Loss of these items, as well as damage to the property or furnishings above normal wear, will be charged to the guest(s)
  • Parties and fishing are strictly not allowed. Any violation penalty issued by the Community will be charged accordingly.
  • Rose Dream Holiday Homes can accept no responsibility whatsoever for any injury to the guest (s) or any loss of or damage to any of his/her belongings while in or near the Property, and the guest (s) will be expected to have arranged appropriate insurance cover to include such eventualities
ROSE DREAM HOLIDAY HOMES - PETS AND SMOKING
 
  • Our property does not allow pets and is classified as non-smoking. Unauthorized smoking inside the properties will lead to an additional cleaning charge of AED 2,000 (UAE dirhams two thousand) per stay in addition to any damage charges caused by the guest during the stay
ROSE DREAM HOLIDAY HOMES - LOST AND FOUND
 
  • Rose Dreams Holiday Homes follow the procedures of Lost and Found items within the Property as referenced by the Department of Tourism and Commerce Marketing dated 19th February 2008 Law: LM4/D/0000/158/108.
  • If the guest leaves any personal belongings in the property, they are requested to immediately contact us. If the items left behind or lost can be located, we will coordinate with the guest for the best way to deliver the items. Courier charges if applicable will be paid by the guest.
  • The items will be handed over to the nearest police station after 60 days
  • In case the guest claimed his/her found item after the set period (60 days) he/she has to go personally to the police station, where his/her item(s) was delivered.
  • Perishable items leftover by the guest will be disposed on the same day of check-out without prior intimation 
ROSE DREAM HOLIDAY HOMES - LOSS AND THEFT
 
  • Safe locker is being provided in all the rooms and we strongly suggest the guest keep all your valuables in it
  • Rose Dream Holiday Homes shall be not held responsible if personal belongings of the guest (s) are stolen, lost or forgotten in the Property.
ROSE DREAM HOLIDAY HOMES - LEGAL ACTIVITIES
 
  • The property is rented to the guest to them for habitation only.
  • Any other suspicious activities including but not limited, subleasing or the attempt to sublease the property will be reported to the authorities and police. Such activity will lead to the immediate termination of the contract with no refunds of paid dues.
  • Rose Dream Holiday Homes take no liability or responsibility of any illegal activity performed by the guest (s) or any activity other than what the property was intended for.
ROSE DREAM HOLIDAY HOMES - OTHER SERVICES
 
  • If the guest needs assistance with visa permit, airport pickup /drop off, health insurance, transportation, city guide etc., they can request these services while making the booking through and email. The reservations will process the request and send guest the prices of the services accordingly.
